A brand-new castle, described as being “inspired by the grandeur of European royalty,” is headed for the auction block. The mansion on Moss Court in Granite Bay, CA, is scheduled for an online auction on March 15. For an idea of where the bidding might hover, the current list price on the place is $28 million. Located in an upscale suburb of Sacramento, Swan Lake Castle has six bedrooms, seven full bathrooms, and seven half-bathrooms on 15,400 square feet of living space. The nearly 5-acre property just north of Folsom Lake is filled with eye-catching details. “It’s like a Disney park, like a theme park,” explains the listing agent, Vadim Eidemiller. “It has three ponds, all kinds of fish, swans—everything. It has waterfalls with lights and music similar to Las Vegas.” There’s also an intricate gazebo supported by eight classical-style statues, reached by a small footbridge. Eidemiller says the castle took several years to build. It was built to commercial standards, but located in an area zoned residential. The current owners aren’t releasing a lot of information about the property. Eidemiller claims that the castle is beautiful inside, built with true craftsmanship and wired with smart home features. “It’s difficult to describe, because everything so expensive and so high-end,” he says. “It’s literally a castle. They took the design from some European castles.” Construction on the castle began in 2012, putting to work a fleet of experts. “[The owner] began his search for designers and craftsmen formerly schooled and trained in European architectures of the 17th and 18th centuries. His goal was to bring a piece of European royal luxury to Northern California,” Eidemiller explains. “[They] set about locating the craftsmen and artisans who could turn these plans into reality and who were up to the task of constructing the amenities, like the grand staircases, Gothic arches, domes, vaults, courtyards, and grand fireplaces, all built on a royal scale.” The listing describes the master bedroom as having a balcony, walk-in closet, and wet bar. A basement features a theater, wine storage, and a workshop. There is also a garage with room for seven cars and open parking spaces for dozens more. Most of the construction was completed in the summer of 2020, and construction on the pool is finishing up now. It’s not clear whether the interior is finished, but Eidemiller says the owners had a final permit signed off in 2019. Putting the castle on the auction block is a way to goose buyers into action, so that the owners can move on to other projects. Perhaps in this case, crime doesn’t pay. That is, possibly not as well as the paranormal investigator and television personality Zak Bagans had hoped it would. He recently reduced the price of the LaBianca murder house in Los Angeles to $1,999,000, shaving a couple of hundred grand off the $2.2 million he listed it for in October 2020. Built in 1922, the home became infamous in 1969, when its owners, Leno and Rosemary LaBianca, were killed there by Charles Manson and his followers. The couple was murdered the day after the Manson family murdered the pregnant actress Sharon Tate and four of her friends in Beverly Hills. Bagans bought the house in September 2019 for $1,889,000, just a couple of months after Quentin Tarantino‘s “Once Upon a Time in Hollywood” hit the theaters. The cinematic fairy tale about L.A. in the late 1960s renewed interest in the Manson murders and other Los Angeles locations of the day. Bagans told TMZ that he purchased the property to use for film production, but changed his mind after feeling the vibe there. The host of “Paranormal Adventures” claims to possess a particular sensitivity to otherworldly beings. He also told TMZ that he decided to cancel his intended project out of respect for the LaBianca family. So now the two-bedroom, 1.5-bathroom Spanish Colonial-style house is back on the market and could turn out to be a great deal for a buyer who can ignore its grisly past. A new study from Haus, the home-finance startup created by Uber co-founder Garrett Camp, examined what role seasonality, loan size, credit scores and other factors play in the mortgage rates that lenders offer borrowers. The study found that much like the housing market itself the mortgage market ebbs and flows with the seasons. And January, as it turns out, is the best time of year to get a new home loan on average. In January, lenders offer a discount of nearly 20 basis points compared to the time period between June and October when rates are typically the highest for the year. The cooler weather, in general, brings out lower mortgage rates, with December and February being the next-cheapest months based on the Haus study. “While we can’t say for exact certainty why rates are lower in January than in the summer months, we can speculate that competition for customers matter,” Ralph McLaughlin, chief economist and senior vice president of analytics at Haus, said in the report. “Since home buying and refinancing is seasonal, there is less mortgage origination in winter months, so it could be that lenders must lower their rates to stay competitive and attract business,” he added. To produce the report, Haus analyzed loan data from Freddie Mac for more than 8.5 million mortgages originated between 2012 and 2018. When examining for seasonality in mortgage rates, the company controlled for other characteristics, including the borrowers, size of the loan and the property. Nowadays, scoring the lowest rate possible can be akin to finding a needle in a haystack, McLaughlin noted. Although mortgage rates have risen from the record low set right before the New Year, they remain extremely low by historical standards. However, economists have warned that as the year goes on rates could rise, depending on the trajectory of the pandemic and the related economic recovery. But the timing of when a prospective borrower applies for a new mortgage is just one factor that can save them money. The size of the loan is another consideration. Loans with balances between $350,000 and $450,000 typically fetch a 23-basis-point discount on the mortgage rate compared to mortgages under $100,000, Haus found. The savings is actually a reflection of the cost for the lender to originate a loan. “The cost of paying someone to originate a loan is the same for a $500,000 mortgage as it is for a $100,000 mortgage, but the latter provides less of a return to the mortgage originator than the former,” McLaughlin said. “In order to help cover this fixed cost, lenders likely increase their rates for lower balance mortgages to compensate.” Of course, borrowers can only control so much when it comes to the timing of when they apply for a loan or how large the loan is — especially if they are using it to buy a new home. As the study stresses, other factors can have an effect on the rate that’s offered. People with credit scores above 800, for instance, will receive mortgages with rates that are 42 basis points lower on average than borrowers with a score below 650. And perhaps the easiest way to save money is by shopping around. Haus found that there was a difference of 75 basis points between the most and least expensive large mortgage lenders across the U.S. “This means that, all else equal, the same borrower would get a 5% rate with the most expensive lender and a 4.25% rate with the least expensive lender,” McLaughlin said. Although the price ended up lower than his initial asking price, Perry came out ahead. The savvy star picked up the the property in 2011 for $12 million. On the market for $683,000, the converted schoolhouse on Aboite Center Road in Fort Wayne, IN, is now a one-of-a-kind single-family home. “To find an intact one-room schoolhouse is hard. Then on top of that, for it to be made into this gorgeous home with a back addition? The way they did it is just incredible,” says the listing agent, Andrea Zehr. Built in 1883 and last used as a schoolhouse in 1938, the historic structure sat empty and forlorn for decades. The current owners began renovating it in 2016, after the former owner finally agreed to sell it. “The prior owner would not sell it unless there was someone that was going to not tear it down and do right by it,” Zehr explains. “There were definitely other people that wanted to buy it and then take it down—and he would not sell it.” Inside, the former schoolhouse serves as an open space with areas for dining and relaxing. It’s the same width, going straight back, and doesn’t interfere with the front view of the original structure. Sadly, the school’s original bell tower was unstable and could not be salvaged. Recent data suggest price appreciation should gain steam in the latter half of the year. The S&P CoreLogic Case-Shiller 20-city price index posted a 9.1% year-over-year gain in November, up from 8% the previous month. On a monthly basis, the index increased 1.5% between October and November. Additionally, the broader S&P CoreLogic Case-Shiller national price index, which covers the entire country, demonstrated a 9.5% gain year-over-year in November, up from 8.4% the prior month. What happened: Prices rose in at least 19 of the 20 large cities tracked by Case-Shiller. Detroit, which is typically included in the 20-city index, was again excluded because of issues collecting data during previous coronavirus-related shutdowns. Phoenix experienced the largest price increase for the 18th consecutive month with a 13.8% increase, followed by Seattle (12.7%) and San Diego (12.3%). Separately, the Federal Housing Finance Agency released its own monthly home price index for November. According to that report, home prices were up 1% from the previous month and 11% from November 2019. This is the sixth consecutive month in which home prices have risen, and annual gains are now outpacing the price growth seen during the last housing boom before the Great Recession, said Lynn Fisher, deputy direction of the division of research and statistics at the FHFA. The big picture: While there may be evidence that demand among home buyers is waning from the heights reached this summer — as evidenced by lower mortgage application volumes — it still remains very strong. Plus, the supply of homes for sales is all but exhausted. The lack of inventory should continue to fuel home-price increases for foreseeable future, especially in popular markets such as Phoenix and Boise, Idaho. But with mortgage rates potentially rising in the months to come, high home prices will threaten to push many prospective buyers out of the market. What they’re saying: “The housing market is clearly still running strong, with housing starts, permits and existing home sales all notching decade-plus highs in recent months.
